Florida is brutal on roofs. Sun, heat, humidity, driving rain, and salt air age a roof faster than almost anywhere else in the country. These are the signs that it is time to stop repairing and start planning.

1. Shingles are curling, cupping, or missing granules

Look in your gutters. If you are finding piles of sand-like granules, the shingle surface is wearing away and UV is now attacking the mat underneath. That is the beginning of the end.

2. You can see daylight or feel a soft spot

Daylight through the roof deck in your attic means water is getting in too. A spongy feel underfoot means the decking is saturated or rotted, which is a structural issue, not a cosmetic one.

3. Recurring leaks in more than one place

One leak is a repair. Leaks appearing in different areas usually mean the system as a whole has reached the end of its service life, and chasing them one at a time gets expensive fast.

4. The roof is at or past its expected age

If you know the roof's age and it is in the back half of its expected life, get ahead of it. Replacing on your schedule is always cheaper and less stressful than replacing during a storm season emergency.

5. Your insurer is asking questions

In Florida this is a very practical trigger. If your carrier has flagged your roof age or threatened non-renewal, a replacement may be what keeps you insurable and may lower your premium.

6. Sagging anywhere along the roofline

A visible dip or wave in the roofline is a structural warning sign. Do not wait on this one, get it looked at.

7. Stains spreading on interior ceilings

Brown rings that grow after each rain mean active, ongoing water intrusion. The longer that runs, the higher the odds you add mold remediation to the bill.
