Manufacturer lifespan ratings are set under ideal conditions. Florida is not ideal conditions. Between UV intensity, heat cycling, humidity, salt air near the coast, and hurricane season, roofs here work harder than almost anywhere.

Realistic expectations by material

These are general service-life expectations for Florida, assuming a quality install and reasonable maintenance:

  • Three-tab shingle: the shortest life of the common options, and rarely the right choice here anymore.
  • Architectural shingle: a solid mid-range life, and the most common replacement cycle homeowners experience.
  • Standing-seam metal: dramatically longer, often outliving the owner's time in the home.
  • Concrete or clay tile: the longest of all, though the underlayment beneath will typically need attention before the tile does.

Worth knowing about tile: the tile itself can outlast the waterproofing layer underneath it. A tile roof can need an underlayment replacement while the tiles themselves get lifted, stored, and reset.

What shortens a Florida roof's life

  • Poor attic ventilation, which cooks the roof from below and is extremely common.
  • Trapped moisture and organic growth in humid, shaded areas.
  • Salt exposure within a few miles of the coast.
  • Storm impacts that cause damage you never noticed and never repaired.
  • Foot traffic from other trades walking on the roof carelessly.

How to get more years out of it

  1. Get an inspection after any major storm, even if nothing looks wrong from the ground.
  2. Keep gutters clear so water leaves the roof instead of backing up under the edge.
  3. Trim branches that touch or overhang the roof.
  4. Fix small flashing issues immediately, because flashing is where most leaks start.
  5. Verify your attic ventilation is adequate, since this is cheap to improve and pays back in roof life.
