A new roof is one of the largest single investments you will make in your home, and in Florida it is also the one that protects everything underneath it. This guide breaks down what actually drives the price in the Tampa Bay area so you can read a bid with confidence instead of guessing.
What moves the price the most
Two houses on the same street can get very different roofing quotes, and it is usually for good reasons. These are the factors that matter most:
- ▸Square footage and roof pitch. Steeper roofs take longer and require more safety equipment.
- ▸Material. Architectural shingle, metal, and tile sit at very different price points.
- ▸Complexity. Valleys, dormers, skylights, and multiple levels all add labor.
- ▸Decking condition. Rotted plywood found during tear-off has to be replaced, and no honest contractor can see it until the old roof is off.
- ▸Layers to remove. Tearing off two old layers costs more than one in disposal and labor.

If a bid comes in dramatically below everyone else, that is information. It usually means a thinner scope, cheaper underlayment, no decking allowance, or a crew that is not carrying the insurance you are assuming they carry.
How to read a roofing bid
A real bid should be specific enough that you could hand it to another contractor and get a comparable number. Look for the following spelled out in writing:
- The exact material, brand, and product line being installed.
- Underlayment type and whether it is code-required or an upgrade.
- What happens if bad decking is found, and the per-sheet price for replacement.
- Flashing, drip edge, and ventilation work included in the scope.
- Permit fees and who pulls them.
- Cleanup, disposal, and a magnet sweep for nails.
- Workmanship warranty length, in addition to the manufacturer's material warranty.
Insurance and your roof
In Florida, the age and condition of your roof directly affects whether you can get homeowners coverage and what you pay for it. Many carriers ask hard questions once a roof passes a certain age. If your insurer has sent you a notice about your roof, that is worth acting on early rather than at renewal.
If the damage came from a storm, the path may look different, because a claim can cover part or all of the replacement. That is a separate conversation and worth having before you pay out of pocket.
